The hotel serves delicious and tasty breakfasts with New Zealand native ingredients. The location is marvellous and handy, close to Victoria Lodge, and the town centre where all the bars and resturants are - couldn't be better.

Quick check in and terrific service overall. Well-appointed room with an electric kettle, a lounge area, and coffee, and comfortable bed. The breakfast was delicious, large with New Zealand native ingredients.

Liked it from the moment we entered, recommend this place. Great and lovely location, to get to many attractions easily, the hotel was in the centre of the city. Local fast food option Just Kebabs was 5 minutes walk away.

The room was separate and pet-friendly with darkly painted walls when I arrived. Really enjoyed nice decor, plus an electric kettle, a lounge, and a toaster were at a high level.

I had a fantastic stay at this charming motel with its own private hot pool. It was such a treat to relax in the warm water and gaze up at the stars. The rooms were spacious and beautifully furnished, making it a comfortable and cozy stay. Additionally, Alan, the owner, was incredibly helpful, providing us with valuable advice and directions for all the local attractions. The location was perfect, with a short walk to the town centre and a quick drive to all the major sights in Rotorua. I highly recommend this motel for its value, quality, and exceptional service.

greeting was excellent really felt welcome. The unit itself was also fabulous, conmpact but enough room for what we needed. Good location would diffinently return to this motel.
Struggled hear but it was noted that the cleaning of the lamp shades should be given attention, loads of dead insects in the lamp shades fittings and when you are preparing food it is not somethinmg you wish to see in th kitchen.

Close to all amenities, friendly helpful owners. Was comfortable enough for us with 3 kids, although little bit small for our liking but overall good value compared to what else is out there. Our son left a beloved toy behind and the staff were helpful in finding it and posting it onto us very quickly. Was very appreciated!

the value for money was fantastic, especially considering the prices in the area. Secondly, the attention to detail was impressive, with towels delicately folded in a little fan, giving a nice touch. The location was also a major plus, situated near the town center, right next to everything which is great for last minute shopping.

The bed was very good - as good as any I have ever had in a hotel. In fact, all of the 'fittings' were good quality. I was attending a conference and had no time to watch TV, but that looked like a good quality flat screen too.
The room was just too small - too pokey altogether, given the quality of the furnishings. So, I can see why they charged the rate they did (on the basis of the furnishings), but in terms of the size of the room, it was not what I would consider a good deal.

Magnificent setting, close to the centre of town / lakefront, the limestone and glow worm caves towards Waimio and local sights and experiences to seek out around Rotorua. Delicious breakfast with a great selection of choice.

The hotel's location is great with easy access to the town centre and shopping area. The street where the hotel is located is quiet, yet very close to the town centre, which guests can walk to. The hotel rooms are spacious and the bed is comfortable according to one of the reviews. the cleaning staff are friendly and helpful.
Some guests have expressed that the hotel needs to be renovated, citing old furniture, broken items, and stained carpets.
